Terms & Conditions

1.      Application Cost:

Application should be made on the prescribed form for the allotment of apartments duly paying the booking money and other necessary documents.

2.      Payment:

Buyer will make the payment as per payment schedule. The payment should be made by a/c payee cheque or bank draft or pay order in fabour of SHARE & CARE DEVELOPERS LTD and/or by paying to the following bank accounts named SHARE & CARE DEVELOPERS LTD.

The flat booking amount is BDTk ……….. (…………… taka) and down payment is BDTk………….. (……………..taka) only. The rest of the amount will be paid by ………. installments. And if the buyer interested, he/she will be authorised the company by a registered Power of Attorney to take the mortgage/loan.

3.      Car Parking:

The car parking fee is BDTk………… (…………… taka) only. The parking area will be distributed by the company among the flat owners. Incase of any dispute the parking space may be distributed by lottery.

4.      Delay in Payments:

If buyer fails to pay three consecutive installments with compensation the company has right to cancel the agreement. But the company will give 2 (two) notifications for the due payments and after 45 days the company bound to cancel the agreement.

5.      Project Termination:

The construction of apartment shall be completed within the month of ………….. 20…... The time limit so fixed shall however be extendible for three months. If this becomes absolutely necessary on account of non-availability of the required building materials, act of Allah, natural calamity, strike, civil commotion and for any other reasons whatsoever beyond the control of the company.

6.      Company Right:

The Company reserves right to make any alteration, addition, omission, revision in the plan of the apartment and in the layout plan. If it becomes necessary in the better interest of the project.

7.      Buyers Right:

If the buyer desires minor changes in internal layout and to fix additional fittings and of different qualities than that of the standard fittings and quality as mentioned in the brochure, the buyer shall bear the additional expenditure necessary thereof.

8.      Documentation Cost:

The cost of stamps, registration and other fees and all other costs required for preparation of the sale deed and if required, for mortgage deed in all respects and to obtain government clearance for registration of deed of sale and for securing registration of the deed of sale in the said share shall be borne by the buyer.

9.      Incidental Cost:

Connection charges, fees and other incidental charges relating to the gas, electric connection, water, sewerage etc. are not included with apartments cost. The buyer will also make payment of BDTk ..……….. (.……………. taka) only per apartment for those purpose.

10.  Owner’s Association:

The company shall arrange formation of a co-operative society named “Share & Care ……………. CO-OPERATIVE SOCIETY and all the apartment buyers in the “Share & Care ………………” shall become a member of that society. Each apartment owner must deposit BDTk ………… (……………. Taka) only to the reserve fund before taking over the apartment.

11.  Possessions:

After three months of full payments and other charges the possession of allotted apartment will hand over to the buyer. Until or unless dues are clear, possession of the apartment will not be handed over.
